Whether or not your property falls within a Bushfire Prone Area (BPA) is the first and most critical step in understanding your bushfire planning obligations. This is why you’ll see BPA information repeated in multiple places on our website — because everything else depends on it.

If your property falls within the pink-shaded zones shown on the WA Bushfire Prone Area Map, then a bushfire assessment — such as a BAL rating or Bushfire Management Plan — will almost certainly apply to your proposed development. If your property is outside the pink zone, bushfire assessment requirements generally do not apply.

The BPA Map is maintained by the Fire and Emergency Services Commissioner and is used by councils, certifiers, and planning authorities across Western Australia to determine whether bushfire construction standards must be applied.

The Bushfire Prone Map outlines areas in Western Australia designated by the Fire and Emergency Services Commissioner as bushfire-prone. Properties within these areas are subject to specific planning and construction requirements to enhance bushfire resilience.
